Other: Hatch Gasket/Seal Material

I was searching the past messages concerning the materials and methods of sealing the hatches and was wondering if anyone ever tried the Rubatex or Armaflex tape that was mentioned that Lowes sells?

I'll be cutting the hatches on my "L" soon and was debating on whether to just build a flat lip or go with the built-in channel for the weatherstriping.

Also, I was wondering if anyone has ever tried a strip of 1/8" thick neoprene for a seal glued around the perimeter of the cover using a flat lip?

Decisions . . decisions. Someone, help me make up my mind! Your thoughts and opinions please. TIA.
